talyo. receives first mandate from KGAL: “Perlach Plaza” in Munich

March 23rd, 2022: talyo. has received its first mandate from investment and asset manager KGAL, Grünwald.

talyo. is to take control of the commercial and technical property management of “Perlach Plaza” on behalf of the investment and asset manager. Currently still under construction, the asset is a new district centre on a site of around 41,000 square metres in the Neuperlach district in southeast Munich. The two management contracts start on 1 April and 1 October 2022.

On completion, the accommodation in “Perlach Plaza” will include 111 traditional one- to four-room residential units, with floor areas between 30 and 130 square metres. There are also 104 student apartments. Additionally, a 172-room Styles Hotel is to open on the site, together with around 12,000 square metres of commercial space earmarked for shops supplying everyday requirements, cafes/restaurants and leisure facilities such as a gym. The development will also provide 448 underground car parking spaces and several electric vehicle charging stations.
Perlach Plaza plays a key role in the inner-city development of Neuperlach envisioned by the City of Munich. The key features are its urban vitality and proximity to facilities, and the Ludwig-Maximilian University and the city centre are each within a short U-Bahn ride. In addition, the “pep” shopping centre is close by, while the nearest junction on the A8 motorway is within five minutes’ drive and the Munich exhibition centre is less than 20 minutes away.

Martin Henke, managing director of talyo., comments: “The Perlach Plaza instruction is an interesting assignment, not least because it combines different types of property. It includes a hotel, traditional and student housing, and commercial accommodation. We will shortly begin the process of integration, in order to ensure seamless support to the project as each phase of development is completed. Naturally we are also looking forward to working with KGAL.”
