talyo. Property Services instructed as property manager of new residential area in Berlin-Spandau by PATRIZIA SE

talyo. Property Services GmbH has been instructed by PATRIZIA SE to carry out the property management of the innovative “Havelufer Quartier”, a new development project, currently under construction in Berlin-Spandau.

PATRIZIA, the globally active investment manager, and Berlin developer KAURI CAB are developing the residential neighbourhood on a 130,000 square metre site at Streitstrasse 5-19, in the Hakenfelde district. Around 1,700 rental apartments, with a total residential area of around 95,000 square metres are being built. The development also includes around 22,300 square metres of commercial space and 12,200 square metres of common areas.

Throughout the planning of the neighbourhood, and the high-quality apartments, the focus has been on the interests of the future tenants, who can choose from a range of units in the “Nature Lovers & Sustainability Advocates”, “Athletes & Fresh Air Fans” and “Empty Nesters & Senior Citizens” categories.

“Conceptually, we’re breaking new ground with this – and setting standards for future projects,” says Torsten Bergner, Head of Asset Management Living & Health Care DACH at PATRIZIA.

The one- to five-room apartments, town houses, barrier-free retirement flats and co-living apartments all boast appropriate special equipment, ranging from fittings for ‘boulder walls’ for climbing, dumbbell brackets or a greenhouse in the apartment’s own garden, through to indoor saunas and roof terraces. Not surprisingly, sustainability aspects played a major role in the planning and the complex will meet the requirements for a DGNB Gold Standard certificate and  will be able to generate and supply a large part of its electricity needs with net-zero CO­2 thanks to roof-mounted photovoltaic cells.

The “Havelufer Quartier” will feature restaurants, shops and an day-care centre for around 100 children. The variety of communal facilities will include urban gardening areas, a running track, a workshop, an exercise area for pets, canoe rental and co-working spaces.

The first phase will be completed later this year, and the entire 16-building complex should be available for occupation by 2024. By then, it will also include parking for a total of 439 cars and over 1,900 bicycles for residents and visitors.

Another highlight will be a neighbourhood app, which enables direct contact for residents with the property management and will provide processing status, while functioning as a digital repository for all documents and data relevant to the residential unit. As a digital neighbourhood forum, it encourages interaction and mutual organisation And its incorporated ‘Smart-Home’ features will enable control of energy usage in the apartment. The app will also be usable to book cleaning or laundry services.

About 60% of the apartments are already pre-let. At full capacity, the total annual rental income is anticipated to be EUR 23.7 million.
